Donna Kerr Group’s 5,000 square foot home decor warehouse is constantly being updated. This year, our team expanded our design opportunities with our Spring Decor Collection (<a href="https://www.donnakerrgroup.com/blog/magic-in-bethesda-donna-kerr-group-stays-ahead-of-the-design-trends/">showcased in this Bethesda listing</a>). Michelle explains her vision for the collection. “I wanted the collection to be light-filled and serene with pops of color, similar to that time in Spring when the first flower buds come out to say ‘Hello.’ I combined natural textures and a soft color palette to showcase a few bold accents in a modern yet timeless style.”
DIY Designer Tip: Be inspired by the outdoors and consider seasonal tweaks! Consider your favorite elements in nature and utilize those colors in your seasonal decor. “Right now, it’s hard to get commitments from contractors because renovations are rampant.” Natalie explains. “With Covid, many people are deciding now is the time to renovate their homes. That means the average time for renovations is extended, but not for our team. We have preferred contractors who do top-notch work and are constantly on call for us, allowing us to project manage the timeline of the planned renovations at lightning speed.”
Compare this with the typical home renovation. A recent estimate was that from the time a client contacts a home improvement company, it can take approximately three weeks to schedule the first appointment, discuss plans and get an estimate. There are numerous ways to go when it comes to getting your house ready for sale.
One of them is the minimalist approach. In many cases, sellers opt for the basics – a fresh coat of paint, some landscaping to improve the curb appeal, maybe new carpeting in the basement, or upgraded bathroom fixtures.

The urge to keep it simple is often understandable. Some sellers are in a hurry. Others would rather think about the home they’re buying than the one they’re putting on the market. And many are afraid that they won’t get back the money they spend on improvements.
But take it from someone who knows: when the circumstances are right, spending up front on substantial improvements can mean a very nice return on your closing day. I’m talking about sale prices bumped up by $150,000 or $200,000.

It’s rare for a real estate company to employ a full-time designer, but that’s been my role at DKG for the past three years. I have a degree in interior design from Moore College of Art in Philadelphia, and imagining the possibilities before homes go on sale has become my passion.
For a prime example of how we can help clients get the absolute most from their properties, consider the case of 13413 Locksley Lane – a 4-bed, 3.5-bath Dutch Colonial in the quiet Sherwood Forest neighborhood of Silver Spring.
Although this home was the true definition of “good bones”, nagging details remained in need of attention such as overgrown trees and bushes in the front and back yards, fencing that needed replacement and inside, 70s-era paneling that left many of the rooms dark. After my initial visit, I left feeling excited to breathe new life into this home!
The key to this property – and all properties we put on the market – was stepping back, recognizing the positives, and imagining the possibilities.
Sitting on a rise that was a good distance from the street, the Locksley property was nicely situated on a quiet, cozy spot. The property included several mature shade trees, but the home still had lots of potential to be a bright, spacious and upbeat place for new owners making a fresh start.

When we considered improvements before sale, we wanted to make sure our client got back every dime invested and then some. To get a good sense for what we did, check out our video at the end of this post. Here’s a taste of what you’ll see:
On the first floor, we added cheer by painting the ceiling beams and replacing the paneling. In the basement, we ditched the ceiling tiles for drywall and installed recessed lighting.

We brightened the kitchen with new stainless steel appliances and fixtures on the cabinets. Throughout the house, we redid the wood floors. We also added new ceiling fans where it made sense and upgraded bathrooms with new vanity lights.

And, of course, fresh paint brightened the walls from top to bottom. In choosing paint and furnishings to stage the house, I was inspired by “Cloudy Skies,” a palette of blues and grays that I felt would feel serene but elegant at the same time.
In the end, it was a great home sale success. The seller was happy. The buyer was happy. And that makes us at DKG happy. The white brick house with a koi pond in the back yard sat just a few doors away from Silver Spring’s Long Branch-Arliss neighborhood park. Clearly, it had potential.
But it also had challenges.
A ceiling hole inside the front door had not been patched. The soiled carpet in a downstairs bedroom emitted an unappealing odor. Outside, overgrown bushes blocked windows and mildew had crept up walls.
These and other issues gave the house a sad feeling, as if the home had been left behind.
But no worries! DKG was called in to give this little jewel the affection it deserved. And, not surprisingly, it sold for a terrific return within four days!
As a designer at the Donna Kerr Group, I absolutely love the chance make a home shine. At the Donna Kerr Group, we do it every day, whether the job requires a major renovation or, like this home east of downtown Silver Spring, a simple spruce up.

Before we could stage this home, we needed to tackle some of the above-mentioned challenges that were keeping this home from selling for a big return. And we got the job done with only a modest investment.
First, the inside:
The offending carpet was quickly yanked out. Some odors are just too strong to remove from carpet, and allowing a bad smell to persist is no way to help a family envision a fresh start.
Dark spaces were brightened up with three strategies: installing overhead lighting, removing heavy window treatments, and removing “highly personalized” colors. Pink and green walls might have seemed cool at the time, but they’re an unwanted distraction to buyers.

New, lighter colors were chosen with flexibility in mind. The color choices were subtle enough to allow prospective buyers to imagine filling rooms with their own furniture. And all hues belonged to the same color palette to ensure room-to-room flow.
New cabinet hardware and backsplashes were added to the kitchen. Hardware upgrades were also essential in the downstairs bathroom, where we painted the oak vanity, replaced the mirror and switched out the dated Hollywood-style vanity lights.

And on the outside:
Bushes were trimmed to make sure they no longer drowned out the house. Well-maintained shrubbery allows more light to shine through windows and, on mild days, won’t block breezes through open windows.
Weathered shutters were replaced. So were front door light fixtures, which felt almost Victorian— not a good match for a house with a new, modern vibe.
Flowers were planted and mulch was generously applied, including on an abandoned vegetable garden that was cleared of rocks and other debris. When we finished, it looked primed for planting!
Pressure washers cleaned the driveway, the deck and walls that had developed a sheen of mildew.
And maybe my favorite upgrade: the backyard pond was reborn by clearing dirt, leaves and ivy from the surrounding patio, plus removing the huge algae growth that had been allowed to flourish. Every house that goes on the market has a personality. Sometimes that personality is obvious. Other times, it needs a boost.
The story that unfolded at 9510 Saybrook Avenue was a perfect example of how a little coaxing – in this case, some expert staging – can really make a house shine.
Initially, the house was listed by an agent who was the sellers’ friend. Together they decided the home would sell quickly without paying much attention to presentation.
On the one hand, their high hopes for an easy sale was understandable. The house clearly had potential, even when viewed from the curb. With an arched front door, a large attic window and Tudor styling, it was a distinctive property in the coveted Indian Spring community. Decorative stonework in the brick chimney added a touch of character. The home also had a large back yard and was nicely located – not far from the Beltway as well as the popular Silver Spring YMCA.
The interior offered promise, too. The kitchen was modest but included several recent upgrades. Brazilian floors highlighted the home’s well-chosen wood features. The living room included a wood-burning fireplace. A heated porch was available for year-round use. And beneath the eaves on the top floor awaited a unique but underused space just begging to become a master bedroom.
Yet, the Saybrook property sat on the market for more than two months without a nibble. The problem had everything to do with presentation.
The main culprit was darkness. The wood floors were dark. The walls were painted with gray and other dull colors. The ceiling on the top floor was nicely stained – but it, too, was dark. And during the home’s initial listing, it was largely unstaged – no rugs, artwork and little furniture. The rooms echoed dreary emptiness.
At the Donna Kerr Group, we were thrilled when the seller asked for our help. With our design team at the ready, and an intimate understanding of recent trends in the neighborhood, we were itching to help the sellers get the return they deserve.
The strategy was simple: take every step necessary to brighten the house in ways that would help buyers visualize the satisfaction they’d feel by moving into this distinctive home.
Our complimentary staging was invaluable. Light-colored rugs were carefully chosen for each room. When selling a home, sometimes the best first step is taking a deep breath.
That was the case for the 3-bedroom, 1½ bath brick colonial at 305 East Melbourne Ave. The Brookside Forest property had potential – arched hallways, wood floors, a private lower entrance, and quick access to the Beltway.
The property also had a nice secluded vibe. Just a short walk from Long Branch Park, it sat at the far end of East Melbourne, a wide and quiet street.
But the property had problems. The owner was a part-time resident who hadn’t devoted his full attention to maintenance over the years. And when it came time to sell, he wasn’t sure that property improvements would be worth the investment.
Fortunately, he asked us for guidance.
When we first sat down to talk, he was leaning toward selling the house “as is.” I definitely understand that reflex. Making choices on renovations can be stressful. The up-front costs may sound high. And sometimes when you’re selling a house and moving on to the next chapter in life, you just want to go!
But most of the time, excessive caution and impatience can really work against you.
It’s important to put yourself in the shoes of your home’s potential buyers. Be honest when asking some relevant questions: Does the house feel neglected? Does it offer enough comfortable space? Would a buyer want to spend time in this kitchen? How would today’s buyer size up its energy efficiency?
As we talked to the East Melbourne homeowner, he came to understand that a few significant improvements would be worth the hassle and delay. With selective renovations, the home might be irresistible to a young couple ready to purchase their first home.
It helped to emphasize that we’d serve as project managers. At DKG, we closely supervise all renovations. The work is kept to a firm schedule, and we only work with contractors who have shown us they care about quality and reliability. For this property, Job #1 was the kitchen. It needed to be gutted – new gray tile floor, new cabinets, stone countertops, and stainless steel appliances. A pantry was also added. In the end, the revised layout made the kitchen vastly more functional.

Enter Michelle, Donna Kerr Group's amazing interior designer, and project manager. Michelle recommended neutralizing the paint colors, installing some new flooring, and fixtures. The tile she selected was a bold choice and really added a modern feel to the entry hall and bathroom. Painting the bathroom vanity and installing a new faucet refreshed its overall look.
